Mortgage Rates Stabilize — But Volatility Is Coming

After hitting their highest point in over a year last week, mortgage rates have pulled back slightly and are holding relatively steady. Here's what California buyers and homeowners need to watch this week.

After dipping to around 6.5% in late June, the 30-year fixed mortgage rate climbed steadily throughout July, peaking near 6.85% — the highest we've seen in well over a year. The good news? Rates have eased slightly from that peak and are currently sitting around 6.80%, with 15-year fixed rates near 6.33% and jumbo loans around 6.90%.

So what's driving the movement? Mortgage rates are closely tied to bond markets, and bonds got a mild boost over the weekend following news of a pause in Middle East tensions. Lower geopolitical risk tends to pull oil prices down, which eases inflation fears — and that's generally good news for interest rates.

However, don't get too comfortable. If tensions flare back up, oil and inflation expectations could rise again, putting upward pressure on rates. On top of that, the Federal Reserve is set to make an announcement this Wednesday. While no rate hike or cut is expected, the market is unusually uncertain about the Fed's next move — which means there's real potential for a surprise reaction and rate swings in either direction.

For California buyers and those considering a refinance, this week is one to watch closely. Locking in sooner rather than later may be the smarter play given the uncertainty ahead.
