Mortgage Rates Dip — But Is It Enough to Move the Market?

The 30-year fixed rate recently dropped to 7.41%, yet mortgage applications still fell sharply. Here's what that means for California homebuyers right now.

Mortgage rates finally took a breather, with the 30-year fixed rate pulling back to 7.41% after sitting at 7.50% the week prior. On the surface, that sounds like good news — and it is, directionally. But the reality is, that small dip hasn't been enough to bring buyers back to the table.

Application volume dropped over 5% in a single week, and purchase applications are running nearly 20% behind where they were a year ago. Affordability remains the core issue, especially here in California where home prices are already elevated. Many buyers are simply sitting on the sidelines waiting for more meaningful rate relief.

So what should you do if you're in that camp? A couple of things worth considering: First, adjustable-rate mortgages (ARMs) are back on the radar. The 5/1 ARM is currently averaging around 6.46% — nearly a full point below the 30-year fixed. For buyers who plan to sell or refinance within 5–7 years, this can be a smart way to lower your monthly payment now. Second, FHA loans are sitting at 7.13%, which may open doors for buyers with lower down payments.

Rates are volatile, and timing the market perfectly is nearly impossible. But having the right loan strategy can make a real difference.
