Nonbank Lenders Are Winning the Mortgage Servicing Race — Here's Why It Matters

Nonbank lenders continue to gain ground in the mortgage servicing space, while traditional banks pull back. Understanding this shift can help California borrowers make smarter decisions about who handles their home loan.

The latest data on agency mortgage servicing paints a clear picture: nonbank lenders are taking an ever-larger slice of the pie. As of late September, total agency mortgage servicing reached nearly $9.4 trillion — and virtually all of the recent growth came from nonbank servicers, whose volume rose over 1% in just one quarter. Meanwhile, traditional bank servicers actually saw their portfolios shrink.

Ginnie Mae — which backs FHA and VA loans commonly used by first-time buyers and veterans — saw the fastest growth among the major agencies, up 2% in a single quarter. This tells us that government-backed loan programs are increasingly being serviced by nonbank companies, not your traditional brick-and-mortar bank.

Why does this matter to you as a California borrower? The company that originates your loan is often not the same one that services it long-term. Knowing who will manage your payments, handle escrow, and support you if financial hardship arises is important. Nonbank servicers have become highly capable, but it's always smart to ask your mortgage broker about the likely servicing outcome for any loan you're considering.
