What is a DSCR loan?

DSCR stands for debt service coverage ratio. Instead of looking at your personal income, the lender divides the property's monthly rent by its monthly housing payment — principal, interest, property taxes, insurance and any HOA dues (often called PITIA). A ratio of 1.0 means the rent covers the payment; above 1.0 means the property produces positive cash flow.

Illustration: a rental that earns $4,000 a month with a total monthly housing cost of $3,600 has a DSCR of about 1.11 ($4,000 ÷ $3,600).
For illustration only — not a quote. Actual guidelines and payments depend on the program and your scenario.

Because the property qualifies on its own numbers, DSCR loans are popular with self-employed investors, people who own several rentals, and buyers whose tax returns show little income after legitimate write-offs.

Who DSCR loans are built for

  • Growing investors — conventional loans limit how many financed properties you can have; DSCR programs are built for portfolio growth.
  • Self-employed and business owners whose tax returns understate their real cash flow.
  • Buyers who want to hold property in an LLC for liability or estate-planning reasons.
  • Short-term rental owners — some programs accept Airbnb/VRBO income using booking history or market data.
  • Foreign investors — several DSCR programs also work for borrowers without U.S. income (see foreign national loans).

What lenders typically look at

  • The DSCR itself. Many programs prefer 1.0 or higher; some accept a lower ratio with tighter terms.
  • Credit score. Minimums vary by lender and improve your pricing as they go up.
  • Down payment or equity. Expect to invest more than you would on a home you live in.
  • Reserves. Lenders usually want several months of payments in the bank after closing.
  • Rent documentation. A current lease, the appraiser's market-rent schedule, or short-term rental history.
  • The property. Type, condition, location and whether it is rent-ready.

DSCR loans are business-purpose loans for investment property only — they can't be used for a home you plan to live in.

Rates, prepayment penalties and loan structure

DSCR loans are non-QM loans, so rates are usually somewhat higher than a conventional investment-property loan. In exchange you get faster, simpler qualification and room to grow. Things that shape your pricing and payment:

  • Prepayment penalty. Many DSCR loans include one for the first few years. A shorter penalty — or none — is usually available in exchange for a different rate.
  • Fixed or adjustable. Both are common; interest-only payments are available on some programs.
  • Purpose. Purchase, rate-and-term refinance, and cash-out refinance to pull equity for your next property.

Because every lender prices these trade-offs differently, comparing several lenders on the same scenario often makes a real difference.

Frequently asked questions

Can I use a DSCR loan to buy my primary residence?

No. DSCR loans are for investment properties only. If you will live in the home, ask us about bank statement or conventional loan options instead.

Do I need tax returns or pay stubs for a DSCR loan?

Generally no. DSCR loans qualify based on the property's rental income rather than your personal income. Lenders still review your credit, the funds for your down payment and reserves, and the property itself.

What if the DSCR is below 1.0?

Some lenders accept a ratio below 1.0, usually with tighter terms such as a larger down payment or a higher rate. We can compare those programs or show you how a different loan structure changes the ratio.

Can I close a DSCR loan in an LLC?

Many DSCR programs allow vesting in an LLC or other business entity, often with a personal guarantee. Requirements vary by lender.

Do short-term rentals like Airbnb qualify?

Some DSCR programs accept short-term rental income using booking history or market data, while others require a long-term lease or the appraiser's market rent. Tell us how the property is rented and we will match it with the right lenders.

How fast can a DSCR loan close?

Timing depends on the appraisal, title and the lender, but because there is no personal income review, DSCR loans often close faster than full-documentation loans.
