How a bank statement loan works
The lender reviews 12 or 24 months of your bank statements to estimate your income:
- Business bank statements: eligible deposits are reduced by an expense factor — or by your actual expense ratio from a CPA or tax-preparer letter or a profit-and-loss statement — to arrive at qualifying income.
- Personal bank statements: regular eligible deposits are averaged, usually with a closer look at how business income reaches the account.
Transfers between your own accounts, loan proceeds and one-time deposits are excluded. From there the lender applies the usual checks on debt-to-income ratio, credit, assets and the property. Because lenders use different expense factors and deposit rules, the same statements can produce noticeably different qualifying income from one lender to the next.
Other alternative-documentation options
P&L only
Qualify with a profit-and-loss statement, typically prepared or verified by a CPA or tax preparer, plus supporting bank statements on some programs.
1099 income
For independent contractors, real estate agents, insurance agents and rideshare or delivery drivers paid on 1099s.
WVOE
Written verification of employment: your employer completes a form confirming your pay — no pay stubs, W-2s or tax returns.
Asset-based
Qualify using substantial liquid assets, such as investment or retirement accounts, instead of monthly income.
Buying a rental? A DSCR loan qualifies on the property's rent and skips personal income entirely.
Who bank statement loans are for
- Business owners who write off significant expenses — restaurants, retail, trade and import/export businesses.
- Real estate agents, loan officers and other commission-based professionals.
- E-commerce and Amazon sellers, consultants, contractors and freelancers.
- Borrowers with strong deposits but a recent dip in taxable income.
Most programs look for about two years of self-employment history; some are more flexible when you have prior experience in the same line of work.
What to expect on pricing
Bank statement loans are non-QM loans: they aren't sold to Fannie Mae or Freddie Mac, so rates are usually somewhat higher than conventional loans. Your credit score, down payment, reserves and the number of statement months you use all affect pricing. These loans still follow federal ability-to-repay rules — the lender must reasonably confirm you can afford the payment.
Many borrowers use a bank statement loan to buy now and refinance into a conventional loan later, once their tax returns support it.
Documents to have ready
- 12 or 24 months of complete bank statements (all pages)
- Business license, CPA or tax-preparer letter, or other proof of self-employment (varies by program)
- Photo ID
- Statements for the funds you will use for the down payment and reserves
- A short explanation for any large or unusual deposits

Frequently asked questions
Are bank statement loans only for business owners?
They are designed for self-employed borrowers, but 1099 earners and some commission-based or gig workers can qualify too. W-2 employees usually use conventional or WVOE programs instead.
Should I use personal or business bank statements?
It depends on how your income flows. Business statements are usually reduced by an expense factor, while personal statements may count deposits more fully but need to show regular income. We can run your numbers both ways.
Do I need a CPA letter?
Some programs require a CPA or tax preparer to confirm your business; others accept a business license or other proof of self-employment. Requirements vary by lender.
Can I do a cash-out refinance with a bank statement loan?
Yes. Many programs offer purchase, rate-and-term refinance and cash-out refinance.
Will my rate be higher than a conventional loan?
Usually somewhat higher, because these loans allow more documentation flexibility. The difference depends on your credit, down payment and the program. Many borrowers refinance later once their tax returns support a conventional loan.
